Question by WillyTK: Compellingly Closing™: In retail sales, what techniques work to put buyers at ease?
At my job, selling Kids Shoes, I find that many people are put off just by my approaching them. Everyday I hear, “That’s OK, I’m just looking” more often than not. I usually say something like, “Luckily for you I’m an expert at shopping for Kids Shoes! Are we looking for a boy or a girl today?”. That sort of thing puts most people at ease and allows me to do my job but there are those who are still resistant to accepting my help. I’m not all about making the sale, I’m about educating my customers as to what options they have so that they can make the best decision in buying. I HATE high pressure sales techniques. What are some effective ways to let shoppers know I’m just there to help, not to push them into buying something they don’t really want or need?

With your new arrival now firmly ensconced within your household, it’s time to consider making the transition back to work. This has been a whirlwind few months and you could be forgiven for not thinking too long and hard about your career and your employer. However, you have to come down to earth with a bump in many respects and know that you have to make the transition very soon.
It is common for a woman in your position to feel uncertain, confused and a little intimidated. Now may be the time to consider professional coaching to help you approach this critical juncture in your life from a position of strength.

What is good to say to a girl when asking her to dance, or when dancing with her. When do you make the move to bring your bodies closer? How do u know she’s enjoying the time she is spending with you? Any other tips…. GIRLS -what do you find attractive, what do you like that guys do (ex.touch u on the shoulder before asking to dance) GUYS -what has worked for you! Please help, thanks a million in advance. The mor input, and advice the better. thanx.

Recently, I was invited to speak in Europe.
My main expenses would be paid, but there would be no honorarium, no fee for researching, developing, and delivering the talk.
What is in such a deal for me, apart from investing about a week of my time in preparing, traveling and performing?
Nothing tangible. The rationale provided me was that I would gain exposure to about 100 senior managers that could hire me as a customer service consultant. And I suppose there would be some publicity supporting the event, and I would earn the bragging rights of adding yet another international event to my professional speaking portfolio.

This may come as a shock to a lot of business owners but it is true! Most training does not work! Some companies spend hundreds, thousands and even millions of pounds or dollars on training programs that simply don’t produce a consistent return on investment.
Why?

I’ve heard of techniques like closing on the day rent is due so the rent income on the property can be used as downpayment, but wouldnt this limit your choice of an apartment building in terms of price(Ex; purchase price: $4,000,000 net Income: $50,000 20% down: $800,000) and how much it makes a month? or does this really call for more negotiation on the buyers part for a smaller downpayment? thanks for any input
