Hypnosis is a natural state of relaxation, albeit a degree deeper than one would normally experience but essentially we all go into trance like states each and every day. Daydreaming is a fair example of a trance type experience. Whenever you find yourself engrossed and slightly unaware of the things going on around you are probably in a trace state. Activities such as reading a novel or gazing silently up at a starry sky, a sense of entering in, while watching a movie, these activities can cause a deepening sense of relaxation that can lead to a trance experience.
The object of self-hypnosis is to implant positive life enhancing thoughts into the sub conscious mind. These thoughts will then act on our behalf during our lives. The benefits of this mind programming technique are enormous and allow us to live our lives to our full potential.

I have had the opportunity to speak with numerous amounts of sellers the last few years since joining real estate full time. Reflecting back on some of the deals I have completed I now understand what negotiating and selling is all about. If I had to pick just one skill that is irreplaceable when negotiating with prospective sellers it is “the ability to connect with people emotionally.” I believe you can still be successful at negotiating good deals if you have that one trait and not possess any other skills, like test closes, persuasion techniques, and reading body language. However, if you are like me I am constantly trying to improve and get better at negotiating and sales as I think it is vital in today’s market. I have created an easy to remember step by step guide that you can follow in order to close more deals and feel more comfortable with sellers. We are going to use the word AWARE, Aware is a great word when negotiating because this will put you in a state of “awareness” for your surroundings. Think of selling as a game, more importantly a game you must play to win. You are not in real estate investing to be average, I am sure you want to get the best deals so you can provide a great life for you and your family. Becoming “AWARE” will help you accomplish this. Let’s get into it.
1. A- stands for “ASK”. It is fitting that this is first because this is where most people lose before they ever get started, much like showing up at half time of the super bowl and expecting to win, it can’t happen. In this step you need to develop two important skills, a. ask great questions so you can build rapport and b. develop listening skills so you don’t interrupt the speaker. You are going to ask great questions so you can understand where the seller is coming from, make mental notes of how they are responding and what body language they are using. Never interrupt when they are talking, show them the respect they deserve. Find common ground for you to talk about, stay on neutral subjects because people love to do business with people like themselves.

Believe it or not, there are literally thousands of negotiations that can affect your business and your bottom line. A large amount of businesses depend on selling services or products to individuals, small companies and large corporations. Therefore, anyone that is in sales, customer service or in a marketing position should be equipped with superior sales presentation skills. Effective presentations skills will simplify the information by showing a potential customer exactly what services or products you are offering to them, along with the benefits that will be added to their organization. Successful presentations include some basic techniques that an individual must know in order to be prepared for any situation. These basics include knowing the audience, creating an outline, being honest and rehearsing the presentation. Typically, one of the most common and most fatal mistakes with any presentation is preparing for it without knowing who will be in attendance. Therefore, once an individual identifies who (names, positions, roles, number of people, etc.) will be attending the presentation the information can be tailored to the prospective client. The presentation should include the terminology or verbiage that is more common to that industry (medical, sales, insurance etc.). When beginning the presentation, the presenter must establish some form of common ground between their agency and the potential company. After identifying the make-up of the audience, create an outline for the information that should be presented. This outline will include four main sections, which is the introduction, the body, the conclusion and a question and answer section. By utilizing this outline to present ideas, it will ensure the customer is given a brief overview of the information, you provide the details and hard but subtle sales pitches throughout the body of the presentation, you present a strong conclusion that provokes the audience to act immediately on purchasing the products or services that are being made available, and you allow each participant any questions that they may have as is it relates to their specific organization. After the written presentation is complete, the next step is to physically rehearse it. Some tips for rehearsing the speech portion is to stand in front of a mirror, make eye contact, read it with varied tones and at different paces. The presenter can also make the presentation in front of a friend, family member or another colleague so that they can secure constructive criticism. The questions and answer section is also very important to include in the preparation. The presenter will need to research different questions in advance prior to making the presentation.
